The Real Estate Certificate Program at Isenberg, in affiliation with the Berthiaume Center for Entrepreneurship, provides students with an increased opportunity to study and become involved with commercial real estate, encourages real estate entrepreneurship, develops industry resources, and facilitates Isenberg students obtaining internships and career opportunities in real estate.
Isenberg Real Estate Distinguished Speaker Series
The Isenberg Real Estate Association student chapter and the Berthiaume Center host the Isenberg Real Estate Distinguished Speaker Series for Entrepreneurship and features individuals who are distinguished leaders in the field of Real Estate Entrepreneurship.
UMass Isenberg Real Estate Student Association
The UMass Isenberg Real Estate Student Association is a student run club, and a UMass Registered Student Organization, whose purpose is to sponsor guest speakers and field trips, provide networking and leadership opportunities, create corporate sponsorships/partnerships, and to develop internship and employment opportunities.
Real Estate Certificate Program at Isenberg Courses Offered
The Real Estate Certificate Program at Isenberg includes five courses, ACCOUTNG 221, FINANCE 301, (both prerequisites), Principles of Real Estate, SCH-MGMT 333, Real Estate Finance, Analysis and Investment, SCH-MGMT 433, and Real Estate Practicum, SCH-MGMT 434.
The three real estate courses are described below:
1. Principles of Real Estate, SCH-MGMT 333, (formerly SCH-MGMT 397R) is an introductory course in Real Estate.
Topics covered will include Real Property Rights, Real Property Taxation, Transfer of Real Property Rights, Real Estate Brokerage and Listing Contracts, Contracts for Sale, Forms of Ownership, Management of Real estate, Planning and Zoning, Basic Valuation Concepts, introduction to Investment Property Analysis, Market and Feasibility Analysis, Leases, Mortgages, and Bank lending. Industry experts will visit the class as guest speakers as part of the Distinguished Speaker Series. Offered every fall and spring semester.
2. Real Estate Finance, Analysis and Investment, SCH-MGMT 433 (formerly SCH-MGMT 497 R)
Real Estate Finance, Analysis and Investment includes the study of commercial real estate, development, finance and investment, taught from an entrepreneurial perspective. The goal is to develop an understanding of the concepts and techniques required to analyze and evaluate, develop, acquire and finance real estate properties. Topics will include: the nature and return characteristics of commercial Real Estate, commercial real estate lending and borrowing, the use of leverage, risk, commercial leases, and real estate loan default, work outs, foreclosure and bankruptcy. Financial modeling and the analysis of cash flows are used to determine valuation, capital requirements, returns on capital, and deal feasibility. The course material will involve a combination of lecture and case study method, using actual properties and projects. Industry experts will visit the class as guest speakers as part of the Distinguished Speaker Series. Intensive use of excel for financial modeling and Co-Star for market studies. Pre req: ACCOUNTNG 221, FINANCE 301, SCH-MGMT 397R, Offered every fall semester.
3. Advanced Real Estate Investing, SCH-MGMT 434 (formerly Real estate Practicum, SCH-MGMT 498E)
The Real estate Practicum involves in depth and detailed case studies and analysis of properties, using Argus Enterprise financial modeling software. The students are expected to become proficient in Argus and pass the Argus certification test. A section on negotiation skills and strategies is also included.
A semester long project involving the financial analysis and market study of a portfolio of properties will be done by each student using the Argus software. Offered every spring semester.
